Thank you for your mortgage capacity report enquiry

We understand that obtaining this type of report may not have been something you expected to do, and our aim is to ensure the process is quick, straightforward, and cost-effective. We want you to be able to tick this task off your list within 24 hours of speaking with us.

As a company, we complete an average of 40–50 reports every month, so we know exactly what needs to be included and what your solicitor or court requires to see. Our experience ensures your reports are accurate, compliant, and delivered efficiently.

We look forward to speaking with you by phone at your preferred time.

Before our call, please have the following information to hand:

For Employed Individuals

  • Your latest 3 months’ payslips
  • If you receive an annual bonus, your last 2 years’ payslips showing the bonus income

For Self-Employed Individuals

  • Your last 2 years’ SA302s (tax computations)
  • If you operate through a limited company, your last 2 years’ full business accounts showing net profit

For Pensions and Benefits

  • Your latest 3 months’ Universal Credit payslips (if applicable)
  • A pension letter confirming your annual gross income

In addition, please make a note of any unusual or irregular outgoings, such as:

  • Pet insurance
  • Gym memberships
  • Life insurance
  • Money sent abroad to family members
  • Family debts
  • Child maintenance or childcare costs
  • Service charges
  • Extracurricular activities or school fees
  • NHS prescriptions, private medical bills, or healthcare costs
  • Storage costs
  • Car leases

You do not need to provide details for regular household expenses such as council tax, electricity, gas, or home insurance — these are already built into the calculators we use to determine your maximum borrowing potential.

Please note that we are a specialist mortgage advice company supporting individuals going through divorce. We understand the nuances of these types of applications and work closely with our clients to secure a mortgage once the divorce has been finalised.

Our goal is to make this process as seamless and stress-free as possible. We appreciate that divorce can be an emotionally and financially demanding time, and once your financial settlement has been agreed, we are here to help you move home or remortgage your property in line with that agreement.
