As part of the mortgage capacity report process, we will require the following information:
Personal Information
- Full name
- Date of birth
- Three-year address history
- Marital status
- Nationality and place of birth
- Mobile number and email address
Solicitor and Court Details
- Contact details for your solicitor
- Court date and proposed settlement date
Family Information
- Dependants’ dates of birth and ages
Employment Details
- Employer’s name
- Job title
- Time with employer
- Additional incomes, such as benefit income or child maintenance payments
- Planned retirement age
Household and Living Costs
We will ask for details on the following monthly expenditures:
- Building and contents insurance
- Council tax
- Utilities
- Household goods and services
- Food and non-alcoholic drinks
- Alcoholic drinks and tobacco
- Clothing and footwear
- Health
- Transport
- Communication
- Recreation and culture
- Education
- Maintenance
- Childcare costs, including nursery or school fees
Credit File Information
With your consent, we will access your credit file through a soft Experian credit check. Alternatively, you can provide your latest monthly credit report.
We will assess the following:
- Credit cards
- Personal loans
- Defaults, County Court Judgements (CCJs), missed payments, and bankruptcies
Income Documentation
For your mortgage capacity report, we will need specific income documents:
- Employed applicants: Latest three months’ payslips
- Self-employed applicants: Latest two years’ SA302s and Tax Year Overviews
Once we have all this information, we will begin drafting your mortgage capacity report.
